BOK PMA RV Homestead Community Rules

All guests at the RV Homestead must be Members in good standing with the BOK PMA and are subject to the membership agreement thereof. The term guest, therefore, has the same meaning as Member and may be used interchangeably. Additionally, all guests over 18 must submit a background check as part of the invitation process.

Recreational Vehicle ("RV": inclusive of camper/trailer)
All RVs must be 15 years or newer or be approved prior to invitation.
RV must be in working condition and fit for purpose.

Sites
Sites are designed for up to 2 adults, 2 children, and 2 pets.
Maximum of 3 adults, 4 children, and 3 pets per site.
You may not change sites without prior approval.
Only one RV unit per site.

General
No littering on the ground; all cigarette butts and trash must be disposed of properly.
Storage containers and trailers are not permitted.

Quiet Hours
Quiet hours are 10 PM - 7 AM.
Loud, obnoxious, disorderly, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others will not be tolerated.

Vehicle Parking and Restrictions
Vehicles (two per site) are to only be parked on gravel and concrete.
Vehicles must be in working order. No vehicle storage, repair or service may be performed on location.
Vehicles must have sufficient insurance coverage; vehicle owners are responsible for loss.

Pet Regulations
Dogs are welcome in the community, but they must be on a leash when not fenced within Member's space.
Pet owners are expected to clean up after their own pet and are fully responsible for any and all damage that may occur.
Pets must not be a nuisance to other Members and must not bark continuously.
Pets that do not comply with the peace and tranquility requirements of the community will subject the owner to revocation of invitation.
Breed restrictions apply; Dogs over 20 pounds will be assessed for entry on an individual basis.

Fire Regulations
Fires are not permitted when proper agencies issue burn bans.
If there are no burn bans, guests may build a fire in an approved outdoor fire pit.

Firearm & Firework Restrictions
Fireworks are prohibited in all areas of the community.
No discharging of firearms or fireworks allowed.

Child Supervision
Children under 12 years old must always be accompanied by an adult.

Speed Limit and Road Safety
A speed limit of 10 miles per hour is to be observed on all community roads.

Alcohol and Smoking Policy
Alcoholic beverages are restricted to the guest's site.
Smoking is not permitted inside any community buildings or common areas.

Electrical and Appliance Use
No power plants, window air conditioning units, or extra outdoor appliances (refrigerators, etc.) without prior authorization.

Glass Container Restrictions
Glass containers are prohibited in community buildings and common areas.

Maintenance and Repairs
Maintenance and repair work of any kind is prohibited at the sites.

Utilities (water, electric, wi-fi, etc.)
Utilities provided by third parties are not guaranteed and The Association is not responsible for providing alternative sources.
If the grid is down, we are all in that boat... pray your generator works!
The quality and stability of the free Wi-Fi are not guaranteed.

Water Use Policy
The water at each site is intended for trailer/RV hookups only.
Water is a precious resource and use must be limited outside your unit.
Do not wash your vehicle with the community water supply.
During freezing conditions, all units must utilize a heated water hose or disconnect from the water hookup.

Electrical Hookups
Each site has 50/30/20 Amp metered service.
You are only charged for the electricity that you consume.
We simply pass through the amount billed per kWh by the electric company.
We do not resell or profit in any way from the electricity that flows through the community.
We just decided that if you chose to purchase an electric vehicle that you alone should bear the cost for that poor decision.

Septic System
We are on an aerobic septic system, so only human waste or toilet paper can be put in the system.
Do NOT flush wipes or feminine products. Please use the trash can for anything that is not human waste or TP.
Keep black water tank closed to allow accumulation of two-thirds to full before dumping.
Dump weekly or as needed but do not keep valve open while connected to sewer line.

Trash and Waste Disposal
Trash dumpster(s) are for guest use only and limited to HOUSEHOLD TRASH.

Liability Disclaimer
Damage caused by you, your pets, or your visitors will be YOUR responsibility.
The Association is not responsible for accidents on the property. Nor are we responsible for any loss due to theft, fire, utility failure, improper connections, failure to unhook water during freezing conditions, any acts of nature, a zombi apocalypse or any other non-willful act. RV owners must carry appropriate insurance coverage as the sole remedy in the event of loss.
Shade trees have branches; branches sometimes fall and cause damage. This is an accepted risk of life on the farm so Members... CYA (Cover Your Assets).

Rule Violations and Eviction Policy
The Association reserves the right to disconnect any member's utilities and expel them without refund for violations of the community rules and guidelines.
Guests agree that they will promptly vacate the community upon written notice that they are in violation of community rules and guidelines.

Waiver
The Association's failure to insist on strict compliance with the terms, covenants, or condition of this agreement shall not be deemed a waiver of that term, covenant, or condition, nor shall any waiver or relinquishment of any right or power at any one time be deemed a waiver of that right.

Hold Harmless
Guests indemnify, release, and hold The Association, its officers, owners, employees, and agents harmless from any property damage, personal injury claims, causes of action, damages, loss, expenses, and/or liabilities arising out of or related to guests' use of the site and the facilities, regardless of whether such loss was caused by the negligence of any Association associates.

PMA Association Right of Entry
The Association shall have a right of entry upon the land on which a RV is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the community at any reasonable time. The Association representative may enter an RV without the prior written consent of the guest in the case of an emergency or if the Member has abandoned the RV.
